4-storey office and manufacturing building proposed for Mount Pleasant

A modestly-sized commercial building has been proposed for a corner site in Vancouver’s Mount Pleasant district.

Mallen Gowing Berzins Architecture has submitted a development application to turn 205 West 5th Avenue — the northwest corner of the intersection of Columbia Street and West 5th Avenue — into a 60-ft-tall, four-storey building. The site is currently occupied by a single-storey vacant structure.

According to the application, the first two floors will be used for light manufacturing, while the third and fourth floors will be used for offices.

An underground level will contain 30 vehicle parking stalls.

“Expansive use of glass and shading structures enhance the exterior design and highlight the exposure to and relationship with the existing trees, making them an integral aspect of the building frontages,” reads the design rationale.

Overall, the building will have a total floor area of 24,600-sq-ft and a floor space ratio density of three times the size of its lot.
