Darwin Properties has applied to redevelop this property.
The application as submitted proposes a mixed-use development with 655 owned apartments and 275 market rental apartments, consisting of:
- two six-storey, mid-rise buildings
- one 32-storey tower
- one 29-storey tower
- one 2-storey building
The proposed development features 5,000 sq ft of commercial space and 1,133 parking spaces.
The site is currently occupied by the North Shore Winter Club.
Current land use designation
The Official Community Plan (OCP) designates this site as Commercial.
If the project proceeds, it will require rezoning and an OCP amendment.
It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
- Creek hazard
The proposed floor space ratio (FSR) is 3.59.
The application also proposes new pathway connections to Lynn Creek.
